Analysis
Located within Brickfields, the area speaks for itself. Now considered a commercial extension of downtown Kuala Lumpur, the area was also recently spruced up and given a facelift in conjunction with the visit of the Prime Minister of India to the locality. Home to spice houses, textile merchants, Indian restaurants, grocers, and the likes, the area is fast booming and evolving with times. Rental for the units at Sri Impian range from RM1,500 for an unfurnished unit, to RM2,500 for a fully furnished unit which is a fetching investment for property owners. There has also been a steady increase in valuation of the property over the years as the booming area of Brickfields continues to develop. The Sri Impian project began in March 1997 but was abandoned when it was only 32% completed in 2000 after original developer, Li-Foong Housing Development ran into financial difficulties. Many home owners were left in a lurch with outstanding bank loans and balance payments with no guarantee of a completed home. In March 2005 however, AMFinance & Ferrier Hodgson MH undertook to reviving the construction and financing of the project. While it was a long wait since the start of the project, construction was completed after 2 years, in 2007. The original gross development value (GDV) of the project was valued at RM45 million. All but 3 of the 249 units then were sold. Living so close to the LRT line has its advantages and disadvantages. Firstly, one would have to factor in the noise pollution from the LRT trains and also the heavy traffic along Jalan Bangsar adjacent to the property. The noise can be heard from even the 27th floor. Rental for such small units at Sri Impian are a bit steep but the area is a high traffic and strategic location surrounded by many amenities. Travelers or commuters who would have use of the public transportation or even outstation travel would appreciate its closeness to the KL Sentral Station which is an integrated hub. Access to KL and PJ is made so much easier both due to the major highways surrounding the area, and also the public transportation made available.
