Vista Gambier is the first property project by Lereng Wira. Being the company's first, there is always common perception that the first project would include lots of benefits to the new property owners. However, when one realizes that the property developer actually has zero background in property development, one starts to worry and ponder upon the reliability of the company. During Vista Gambier's first official launching, it was made known that the condominium is Lereng Wira's first project and it has a primary business in manufacturing industry involving steel.Vista Gambier is not only near to the Penang town area, but it is also close to the Penang International Airport, Penang Bridge. However, one needs to consider about the traffic flow at the condo's junction as the Jalan Bukit Gambier / Yeap Chor Ee road is a road with heavy traffic flow, particularly during peak hours. Apart from that, one also needs to take note that the Island Glades and Bukit Gambier areas may be prominent areas but they are already densely populated.According to the S&P agreement, it was mentioned that the built up area for the intermediate units was 1,260 sf. However, during a recent show unit open house invitation, Vista Gambier's owners were surprised to find out that their (intermediate) units were claimed to be 1,343 sf. This was because each (intermediate) unit actually had an extra parcel of space, which is blocked by a wall. To some owners, this may be good news as they are able to get a bigger space for their unit. However, some other owners were not happy as they had to actually fork out extra money to demolish the wall in order to enjoy that additional parcel of space.Other than that, another issue would be the balcony of Vista Gambier. Based on the brochures as well as the miniature sample floor plan, the balcony appeared spacious. However, during the recent show unit visit, the balcony was noticeably narrow where one could hardly fit in a standard size of clothes dryer or even a chair. On the whole, Vista Gambier is a good catch provided if one could accept some of its flaws as mentioned above. This property is also suitable for those who are looking for property investment as the nearby public amenities might be excellent factors that could possibly promote high rental returns.
