The Regency is a low-density development with only 3 units on each floor. All units at this luxury condo have been constructed with unobstructed view of the sea. Type A and C which are the smaller units have both sea and city views whereas the largest unit (Type B) only has a single view. As the waterfront is a hot location on Penang Island, it is understandable that most property owners would prefer the sea view. However, it is rather awkward that the largest unit only has one view – the sea view while the other two smaller units get to enjoy both the sea and garden/city views. All three types of layouts at The Regency, particularly Type A and C, have sharp corners which may cause difficulty in furniture arrangements. Apart from that, some property owners also believe that any sharp corner in a house brings bad luck to the residents. However, the viability of the connection between one’s luck and the sharp corners in a house depends very much on one’s belief in Fengshui aspects.The Regency may be located along Penang's well-known sea front but its close proximity to commercial buildings would definitely be an important factor to consider. As mentioned earlier, The Regency is situated next to G Hotel and Gurney Plaza's new wing. Ever since the construction and opening of both commercial buildings, the garden/city view of lower units (particularly Type A and Type C) has been blocked. Apart from that, traffic congestion is also another big issue, especially during weekends and public holidays. Dust and noise pollution are also some negative points to consider. A few years back, there was a proposal by the local government to build the Penang Outer Ring Road (PORR), an elevated expressway which connects Gelugor (near Penang Bridge) to Tanjung Bungah on Penang Island. This elevated expressway was claimed to be able to reduce traveling time. However, if it was constructed, all developments along Gurney Drive (including The Regency) would be blocked by it. Even though the PORR has been indefinitely postponed, potential property buyers should seriously take note that there are high chances of this project being revived in the future.Pricing wise, The Regency's subsale price is on par with that of other high rise luxury developments within the same area. However, it fetches a lower rental value as compared to other luxury condos such as 11 Gurney Drive. This could possibly be due to the condo’s close proximity with commercial buildings.
