Analysis
The developer S.E. Bina is not a big or well-known developer in town. When the developer first launches One Selayang back in 2006, it merely managed to sell only 20% of the total unit. However, since the developer appointed Venture Properties as their marketing agent, they manage to sell 100% of the total units. The concept of putting shop house and apartment units has been done by a few developers before, and the sales generally not encouraging. It is generally quite noisy especially staying at the first floor where the units are too close to the shop house. Thus, not many home buyers will think One Selayang as an ideal place for own staying.However, One Selayang may be a great investment opportunity, as students from UITM Selayang campus may boost the renting demand. Judging by its low entry cost compared to its surrounding property, One Selayang can provide a good return in rental.
