  • Analysis

Menara MBPJ is located in one of the most central areas of Petaling Jaya. It is an extremely busy area with no parking during weekdays, where Mondays and Fridays have the worst traffic conditions as people rush to bank in or withdraw money before and after the weekends. As such, traffic is usually extremely bad with much illegal parking beside the road. The area is however rather woebegone during the weekends as all the shops will be closed with the exception of the Chinese medical hall, Poh Kong and a few other enterprising shops. The area surrounding Menara MBPJ is extremely hectic during weekdays. The streets and restaurants will usually be crawling with businessmen and businesswomen during lunch hours, with many cobblers around as well as shops that operate from their vans. A very popular 'rojak' shop and 'yong tau foo' shop also opens during weekdays behind Standard Charted Bank, beside Tong Woh, just below the MBPJ Tower. This purely commercial area around Menara MBPJ is excellent as an investment as prices are guaranteed to never drop due to the extremely high traffic flow and outstanding location. As such, shops here are also almost impossible to obtain. The ones that make it to the market costs an insane RM2,182 psf, and usually tenants who own the shops will seldom ever let their units go.
