Pinang Court 1 is another project by IJM Land, one of Malaysia's leading land and property developer. A low-cost leasehold apartment in Jelutong, Pinang Court 1 was a successful endeavour built in an effort to provide affordable homes for the people.Targeted towards the lower-middle income group, Pinang Court 1 consisted of 556 units housed within 2 blocks of 12 storeys. Buyers get to pick their homes from a built up of 650 sf onwards; with 3 bedrooms and 2 bathrooms each apartment, Pinang Court 1 is ideal for a moderate family. Each unit comes with a price tag of as low as RM138,000 per apartment, making Pinang Court 1 is an affordable first home. As Pinang Court 1 is a long time completed and fully sold out apartment, all units for sale are mostly second hand therefore the majority of them come partially furnished and some of the units are even renovated. Each unit comes with its own parking lot and the 24-hours security ensure the safety of residents regardless of the time of the day. Pinang Court 1 is set in a very convenient location beside the Jelutong Highway, ensuring easy access to all the necessities of a family. Tesco and E-Gate are are a convenient 10 minutes drive away, whilst families who like their food fresh everyday will enjoy the close proximity of the morning market at Patani Road Market and Perak Road Market. Working parents will get to re-fill their petrol at the Shell petrol station located on Jelutong Highway while youngsters get to go to nearby schools; the nearest being SJK(C) Li Tek Branch, SJK(C) Li Tek B, SJK(C) Moh Ghee Branch, and SJK(T) Jalan Sungai; all within less than a kilometre away. For minor health emergencies, there is the Island Pharmacy almost directly outside the flat while for major cases the Lam Wah Ee hospital is just a short drive away. With the apartment set almost beside the highway, Pinang Court 1 offers residents easy access to the city centre of Georgetown. Unfortunately it is also the only way out of the area, therefore peak hours will affect residents badly; especially during festive seasons and Fridays when the traffic from the Penang bridge spills over onto the Jelutong highway. Public transportation is not a convenient mode of transport in this area as the closest bus routes lie at Macullum Street Ghaut.

Analysis

IJM Land is one of the leading companies in land and property development in Malaysia. Incorporated on 18th April 1983, IJM Land holds an impressive record of awards for their townships and housing developments. With 3 completed townships, 1 upcoming township, innumerable housing projects under their belt and with more housing projects being launched soon in urban areas, IJM is undeniable successful.Pinang Court 1 is one of the few low-cost projects carried out by IJM Land for the lower income group in an effort to provide affordable homes. Although it was built in an ideal location, Pinang Court 1 unfortunately have their own myriad of problems shared by the neighbouring apartments and residents. Resident body of Jelutong have had a long time stand off with the authorities regarding the more than 20 years old dump site in close proximity with their homes that occasionally catch peat fire, the nearby IJM cement factory that allegedly reduces the air quality severely according to residents, bad road quality due the numerous heavy vehicles travelling to and fro the area as well as flash floods in the area after heavy rains. As an investment Pinang Court 1 does not show potential at the moment, although if the problems the area is facing were to be solved in future then this area would probably gain attention due to its proximity to the city centre. Residency might prove to be a bit uncomfortable as well, if all the residents complaints are founded to be true.
